As we enter the busy spring market in Macomb County, Michigan, the April 2025 housing data offers valuable insights for both homebuyers and sellers. If you're considering buying, selling, or investing in real estate in Clinton Township, Sterling Heights, Shelby Twp, Harrison Twp, Warren or surrounding areas, here’s what you need to know.

I’ve broken down the latest numbers from April’s market trends, comparing them year-over-year and month-over-month, so you can make informed decisions with confidence.

Active Listings Continue to Climb – Inventory Hits a 2-Year High

In April 2025, Macomb County had 3,072 active residential listings, which marks the highest level of available inventory since 2022.

ACTIVELISTINGS-APR25

  • March 2025: 2,889 active listings

  • April 2024: 2,632 listings

  • April 2023: 2,596 listings

This 16.7% increase in available homes over the past year means buyers have more choices than they’ve had in recent spring markets. However, sellers should take note: more inventory means more competition, so pricing and presentation are key.Ā  Ā Start hereĀ with a home value report and let's start the conversation how we can get your home sold in this market.

What does this means for buyers and sellers?
Buyers have more leverage and less urgency than last year. Sellers need a strategic marketing plan to stand out in a more competitive environment.

Homes Are Selling Quickly - Average Days on Market Drops

Homes are selling faster in April than they did in March, a strong sign of seasonal buyer demand ramping up.

AVGDOM-APR25

  • April 2025: 28 days on market (DOM)

  • March 2025: 33 DOM

  • April 2024: 27 DOM

  • April 2023: 30 DOM

Despite increased inventory, well-priced homes in desirable locations—like Clinton Township, Macomb Twp, and Chesterfield—are still moving quickly. This shows that buyer demand remains strong and homes that are priced right and in good condition are selling efficiently.

In summary, sellers shouldn't expect a long selling period but need to be realistic with pricing.Ā  Buyers?Ā  Well, you still need to move fast when you find "the one" because homes under $300K go quickly.Ā  To move quickly you must be preapproved and ready to write offers.Ā  Are you ready?Ā  Get started here with my trusted mortgage advisors.

Home Prices šŸ’° Rebound - Median Prices Continue to Rise

April 2025 saw a significant recovery in home prices after a slower winter market.

MCC-OLP-vs-SP

  • Median Original List Price: $266,250

  • Median Sale Price: $250,000

Even with the median sale price up 5% from April 2024 ($238,000), the sale price median is still lower than the Original List Price since February of this year.Ā  This means that buyers are getting great deals on homes and sellers are having to do slight price reductions to get homes sold in Macomb County.Ā  Seller's who are asking, "is this a great time to sell", the answer is YES.Ā  You can still get top dollar for your home, then turn around and get a great deal on a new home, this is a WIN-WIN.

Months of Inventory RisesĀ  Slightly - A Market in Transition?

The months of inventory (MOI) reached 3.03 in April 2025, which is up from just 2.15 a year ago.

MOI-APR25

  • Balanced Market = 4 to 6 months of inventory

  • Seller’s Market = Less than 4 months

  • Buyer’s Market = More than 6 months

While Macomb County is still a seller's market, the rising MOI suggests the market is moving closer to neutral. This gives buyers a bit more breathing room and signals that sellers may need to be more flexible.

Buyers, GREAT NEWS you’re gaining negotiating power as the market normalizes.Ā  Sellers, with this latest information, it is more imporatant than ever to consult with a local real esate agent when you are thinking of selling your home.Ā  Reach out to me and let's get the conversation started.
