Active Listings Continue to Climb ā Inventory Hits a 2-Year High
In April 2025, Macomb County had 3,072 active residential listings, which marks the highest level of available inventory since 2022.
March 2025: 2,889 active listings
April 2024: 2,632 listings
April 2023: 2,596 listings
This 16.7% increase in available homes over the past year means buyers have more choices than theyāve had in recent spring markets. Homes Are Selling Quickly - Average Days on Market Drops
Homes are selling faster in April than they did in March, a strong sign of seasonal buyer demand ramping up.
April 2025: 28 days on market (DOM)
March 2025: 33 DOM
April 2024: 27 DOM
April 2023: 30 DOM
Despite increased inventory, well-priced homes in desirable locationsālike Clinton Township, Macomb Twp, and Chesterfieldāare still moving quickly. This shows that buyer demand remains strong and homes that are priced right and in good condition are selling efficiently.

Home Prices š° Rebound - Median Prices Continue to Rise
April 2025 saw a significant recovery in home prices after a slower winter market.
Median Original List Price: $266,250
Median Sale Price: $250,000
Even with the median sale price up 5% from April 2024 ($238,000), the sale price median is still lower than the Original List Price since February of this year.Ā This means that buyers are getting great deals on homes and sellers are having to do slight price reductions to get homes sold in Macomb County.Ā Seller's who are asking, "is this a great time to sell", the answer is YES.Ā You can still get top dollar for your home, then turn around and get a great deal on a new home, this is a WIN-WIN.
Months of Inventory RisesĀ Slightly - A Market in Transition?
The months of inventory (MOI) reached 3.03 in April 2025, which is up from just 2.15 a year ago.
Balanced Market = 4 to 6 months of inventory
Sellerās Market = Less than 4 months
Buyerās Market = More than 6 months
While Macomb County is still a seller's market, the rising MOI suggests the market is moving closer to neutral. This gives buyers a bit more breathing room and signals that sellers may need to be more flexible.
